Our Inventories compile and detail the contents and condition within each property in a set, easy to follow reporting format consisting of the written word and backed up by high-res digital photography.

Our reports are designed to be simple to follow for any given user even if English is not their first language. Each component is numbered, allowing straight-forward cross-referencing when the check-out is carried out at the end of a tenancy.

Our inventories include meter readings and push-button testing to all Smoke and CO alarms, which are then photographed and their location recorded for the tenant’s benefit. All Inspectors are trained to record the Housing, Health and Safety Rating System (HHSRS) on any property inspection and report back on any potential dangers for tenants that they find… and all of this comes as standard!

We can meet the tenant at the property on move-in day. This gives them an opportunity to briefly review the cleanliness and condition of the property is as they expected.

We can sign over the tenant set keys to them as well as identify the location of all safety alarms and utility meter locations.

If required, we can test all alarms in their presence ensuring they are satisfied all are in full working order on the tenancy start date and that they understand their responsibilities to maintain them during their tenancy.

The mid-term is designed to offer a regular support of evidence that the property is being looked after and that the rules of the tenancy are being followed. This results in an equal level of protection for the tenant, agent and landlord alike and allows the tenant and clerk to alert the responsible parties to any major concerns that may need attending to.

Depending on your requirement we can attend periodic mid-term inspections throughout the tenancy whether it is every 3, 4 or 6 months. After your initial notification to the tenant we follow up before the visit with a personalised SMS message notifying them of the clerk’s name who will be in attendance and their designated time slot.

Whilst the tenant has the right to be present for this, we will happily inspect the property in their absence should they not be available due to work commitments for example.

As with all our property inspections you receive a PDF report via the calendar showing you the condition of the property, any major dilapidations or maintenance issues, Smoke and CO testing and HHSRS concerns.

Whether we are working from our own inventory or that of a different supplier we will meticulously cross-reference each entry point for point and report on any dilapidations or discrepancies during the tenancy.

We understand better than most the importance of the check-out report and appreciate that potential financial implications towards the tenant, landlord or agent are at stake if the report is not delivered impartially and accurately within the given time period as our reports will form the basis for any claims made.

Should no previous inventory report be available we will undertake a Dilapidations Report (sometimes known as a condition report). This is effectively a list of all noticeable dilapidations/wear and tear viewed, backed up by high-res photography. It then becomes the agent or landlord’s responsibility to establish with the tenant what deductions, if any need to be taken from the deposit based on the report.

As with all our property inspections you receive a PDF report via the calendar showing you the condition of the property, any major dilapidations or maintenance issues, Smoke and CO testing and HHSRS concerns.
